Drainage Solutions

French drains, underground downspout drainage, and outdoor sump systems designed around your property’s water problems.

Standing water, soggy lawn areas, and roof runoff can make your yard difficult to enjoy. We assess the water source, slope, and available outlet before recommending an installation.

French Drain Installation

A buried drainage system that collects subsurface water and carries it toward a suitable discharge point. We plan the route, trench, aggregate, and drainage materials around your soil and site conditions.

  • Recurring wet areas in the lawn
  • Saturated landscape beds
  • Water collecting near patios and outdoor spaces

Underground Downspout Drainage

Move roof runoff through buried solid pipe to an appropriate outlet, reducing concentrated water around the house and eliminating long downspout extensions across the lawn.

  • Downspout connections and buried pipe runs
  • Routing based on available slope and outlet
  • Discharge options selected for your property

French drain configurations

One layout does not fit every yard. We select the pipe arrangement after reviewing the water source, soil, available fall, access, and discharge point.

Single-Pipe French Drain

1 perforated collection line

One perforated pipe collects groundwater within a stone-filled, fabric-lined trench. A candidate for a localized wet area when the site assessment supports a single collection line.

Dual-Pipe French Drain

2 perforated collection lines

Two perforated pipes run together along the collection area. This provides additional collection pathways where a single line is not the selected design.

Quad-Pipe French Drain

4 pipes in a bundled quad pack • end view

Four perforated collection pipes are grouped into a compact two-by-two pack. We consider this configuration for demanding drainage conditions and size the outlet for the complete system.

French Drain + Separate Roof Runoff

Blue dashed: perforated collection line
Dark solid: separate roof-runoff line

A perforated line collects groundwater while a separate solid pipe carries roof runoff. Keeping roof water in its own solid line avoids introducing roof debris into the French drain collection trench.

Schematics compare pipe arrangements only; they are not construction drawings. The quad pack is shown from the pipe ends; other views show pipe runs. Blue identifies collection pipe. Trench dimensions, pipe size, grade, connections, cleanouts, and outlet design are determined for each property.

The French drain collection trench uses nonwoven geotextile around the pipe and drainage stone. Collection pipes sit directly on the fabric before stone is added around and above them. The fabric is closed over the stone before surface restoration.

Single, dual, and quad refer to the number of collection pipes, not the pipe’s wall construction. Configuration does not automatically determine the pricing tier.

Discuss Your Drainage Layout

Built for access and maintenance

We include cleanouts and catch basins where the drainage plan calls for them. Cleanouts provide access for inspecting and cleaning buried lines. Catch basins collect sediment and, with a grate, can collect surface water at selected locations.

Outdoor Sump Systems

For low areas where gravity drainage cannot reach a suitable outlet, an outdoor sump system collects water in a basin and pumps it through a dedicated discharge line.

We assess your property to select the basin location, pump, discharge route, power requirements, and service access. Outdoor sump installations are quoted after a site assessment.

Drainage installation pricing

Every system needs a property-specific plan. These rates help you budget; your written estimate defines the final scope and price.

French Drains

$35–$75 per linear foot

$1,200 project minimum

  • Basic, straightforward installations: $35–$45/ft
  • Standard installations: approximately $55/ft
  • More complex installations: $65–$75/ft

Downspout Drainage

Starting at $28 per linear foot

$800 project minimum

Introductory starting rate for straightforward underground roof and downspout drainage installations.

Pricing depends on access, trench depth, soil, roots, obstructions, number of connections, outlet requirements, and surface restoration. Minimum charges apply. Additional scope is quoted after the site assessment.

A plan before the trench.

1. Assess the property

We review where water enters, where it collects, and where it can safely discharge. Photos or video taken during rain help show the problem.

2. Define the installation

Your estimate identifies the route, materials, connections, outlet, and restoration included. We select drainage materials for the site and system.

3. Install and review

We install the agreed system and review the finished route, discharge point, and care considerations with you.
